The American National Standards Institute adopted a standard for measuring single-family residential buildings. This standard helps create a consistent method for calculating and reporting square footage.
The ANSI method bases floor area calculations on the exterior dimensions of the building at each floor level and includes interior walls and voids.
Finished Area
Finished area refers to an enclosed area in a house that is suitable for year-round use and has walls, floors, and ceilings that are similar to the rest of the property.
Finished spaces connected to the main body of the property by finished areas, such as hallways or stairways, may be included in the finished square footage.
Above-Grade and Below-Grade Areas
Finished square footage is commonly reported separately for above-grade finished areas and below-grade finished areas.
This distinction helps clients, buyers, and property professionals better understand how total area is represented.
Excluded Area
Excluded area refers to spaces that may not be included in the reported interior area for a floor.
Examples may include garages, crawl spaces, cold cellars, balconies, decks, reduced-height spaces, spaces open to below, and non-enclosed areas.
Floor Plans and Square Footage
Floor plans help show the layout, flow, and structure of a property. They help clients understand room placement, circulation, and how spaces connect.
Square footage is calculated based on measurement standards and should be reviewed carefully when comparing property details and reported area.
